Central Florida Regional Manager, Orlando, FL Wash Depot Holdings, LLC   Sept 2008 – May 2010             Multi-unit manager for Full-Service Car Wash company.  Full responsibility for the successful operation of four (4) stand alone retail locations providing car services including wash, oil changes and convenience store operations in the Orlando area.. Duties included all aspects of retail management including selection and training of personnel, vendor negotiations, payroll operations, customer problem resolution, and local governmental interfacing for all locations. Accomplishments: • Provided executive guidance and direction to 15 managers, 20 supervisors and 150 employee personnel on a daily basis. • Sales performance of these units in this slow economy was 148% of previous year’s attainment, with total revenue in the $6 million range. Consistently ranked in the top half of 12 Regional Managers within the company. Was one of 3 Regional Managers producing positive revenue results in May 2010 when I left the company. • Created/Implemented Succession Management plan to address turnover issues • Exemplary Safety Record: no worker’s compensation claims during my tenure.  Director of Operations, Central FL RMC/Camille’s Sidewalk Café  Aug 2007 – August 2008           Directed the full range of plans and programs for the implementation of 8 Units in Central Florida for this start-up franchisee for Florida and the Caribbean. Duties included site selection negotiations, creation of marketing plans, staff selection and training programs for the Franchise Development Area, implementation planning for ‘First Day’ operations. Accomplishments: • Created and maintained relationship with Franchisor and Master Developer in support of entrepreneur new to this business environment. Successfully maintained an environment of trust with Franchisor which facilitated the acceptance of the business plan. • Re-negotiated site leases for 10 business sites; 8 for immediate build and 2 for expansion.  Entrepreneur had letters of intent at facility rates that could not be sustained within a reasonable business plan.  Secured 36.37% reduction in square footage rate agreements by getting releases or renegotiating the existing agreement.  Savings to the entrepreneur of  $200,000 • Developed fully implementable business plans for the 8 initial sites.  Each site was to be 1500 sq. ft, with an initial profitability plan based on annual revenue of $800, 000. • Created Opening Team pro forma and facilitated construction and build-out for first Cafe • Formulated a Succession Management Program that addressed the issues we anticipated locally while satisfying the demands of the Franchisor. Area Director/Director of Development, Maitland, Fl Specialty Restaurant Development, LLC     June 2004 - July 2007                        Accountable for results obtained from day-to-day operations of 4-6 Applebee’s franchise restaurants in Central Florida while functioning as the Director of Development and Security for the entire organization in addition to the normal retail management responsibilities as Area Director. Duties as Director of Development included site analysis and selection for expansion properties, all aspects of construction site management, hiring and training of initial staff. Accomplishments: • Revenue success with 4-6 units each averaging $2.5 million per year in gross revenue.  Territory always consisted of the 4 newest locations since my role as Director of Development focused on the success of new properties. • Built 7 different units of 5000sq ft with seating capacity of 250-280 seats. Responsibilities included site selection, construction, training, opening and day to day operations; managed opening teams at all New Restaurants. • Franchise Personnel Development - Managed and led 30 Managers and Supervisors as well as 300 employees in daily operations of the retail units.   Supervised the training of 44 managers and mentored 10 managers to the General Manager Level and 2 General Managers to the Area Director Level for the Franchise enterprise.  General Manager, Maitland, Fl Specialty Restaurant Development LLC         Sept 1995 –June 2004                         Successfully operated day-to day operations at 5 different Applebee’s over a 9 year period.
